Lanivet is often referred to as the centre of Cornwall with easy access to both coasts Fowey (10 miles) and Rock (16 miles) and all of the county s beauty spots. From the cottage you can visit the local village pubs at Lanivet (2 miles) Luxulyan (3 miles) and Lanlivery (4 miles). The Eden Project is 5 miles away and the spectacular National Trust Lanhydrock House and Gardens are 3 miles away. For the sporting enthusiast there is also a magnificent 18 hole golf course at Lanhydrock and there are excellent equestrian facilities at Barguse Riding Centre which is 1.5 miles away. The area is popular for walkers with a nature reserve nearby and Helman Tor where you can enjoy coast to coast views. The accommodation has been newly renovated and equipped to a high standard with real oak flooring throughout and offers THREE bedrooms all on the ground floor and accessed by 3 steps up from the living area: 1 king-size with Freeview TV and en-suite shower room with large shower WC and heated towel-rail. 1 double bedroom with zip-and-link bed (can be made into twin on request) and en-suite shower room with WC and heated towel rail. Twin bedroom. Bathroom: family size with shower over bath WC and heated towel-rail. Lounge/kitchen/diner: impressive area with vaulted ceiling and central 3-sided woodburner (first basket of logs free). Comfortable leather sofas set around the flatscreen TV DVD and hi-fi with iPod dock. Ample seating around the dining table. Fully equipped to a high standard with oil-fired Heritage range cooker additional electric oven and hob microwave dishwasher washer/dryer and fridge/freezer. Outside: French doors lead onto the patio area and the enclosed south facing garden. BBQ and garden furniture (stored in the 8m x 2.7m adjacent store barn where bikes can also be stored). Amenities: ample off-road parking. Bed linen towels and central heating included. Regret no smoking or pets. Additional information: regret no children under 8 years. Location: beach 8 miles shop and pub 2 miles.
