Peacefully situated in this small, picturesque hamlet amidst delightful rolling countryside, yet within 500 yards scenic walk of the character local pub serving excellent meals, or the renowned and beautiful open gardens and tea room at Marwood. The pubs, shops, restaurants and entertainment of Barnstaple, including go-karting, ten-pin bowling and cinema, and the village inns, eateries and Nature Reserve at Braunton are all within a 10 minute drive. Footpaths and bridleways abound in the immediate area, taking advantage of some spectacular scenery, whilst the wide sandy beach at Saunton Sands is less than 10 miles, via quiet country lanes.

The barn has been sympathetically converted retaining many original features including beams and latched doors. Accommodation therefore offers a wealth of character whilst being stylishly furnished and equipped to a very high standard, including oil fired central heating throughout. Four very attractive bedrooms - two spacious double bedded rooms, each with feature beams and garden views (further full size single bed available for either room), twin bedded also with beamed ceiling, and single bedded room. High quality, elegantly appointed bathroom/wc with gold fitments, corner bath and shower attachment. Separate shower room/wc. Spacious and very comfortable dual aspect living room with rugs on laminate flooring, Electric wood burner effect fire in feature fireplace, TV, DVD, CD music centre, door to patio and French doors to conservatory with comfortable furnishings, garden views and further door to garden. Secondary living room with TV, DVD and good selection of books and children's games. Large, high quality fully fitted kitchen/dining room with feature beams, oak table and contemporary leather chairs, integrated electric cooker and separate hob, microwave, dishwasher and auto washing machine, door to garage with freezer and tumble dryer, and separate door to garden. Good sized fully enclosed lawned garden with patio, garden furniture, external lighting and barbecue. Driveway parking for 2 cars.
